Selling a Home

Sell with a pricing plan and a launch plan.

How a home sells comes down to price, preparation, and presentation. We plan all three with you, then negotiate for the best overall terms.

The Seller Plan

Five parts of a strong sale

Here’s how we approach each part with you. We tailor the plan to your home, your timeline, and your goals.

01

Pricing

We build your price from closed sales of homes that compete for the same buyers, adjusted for real differences in size, condition, and location. Expired listings show where buyers said no. Active listings show what you’re up against.

  • A likely sale-price range and a recommended list price, explained in plain language
  • The evidence behind it, including sales that argue for a lower price
  • A review date, so any price change is based on showings, feedback, and new sales
02

Preparation

We walk your home with you and sort a short list: what to fix, what to clean or declutter, and what to leave alone. Not every update pays for itself, so we focus on what buyers notice and what inspections are likely to flag.

  • A room-by-room prep list with priorities
  • Guidance on repairs to handle before listing versus disclose
  • A launch calendar so photos happen when the home is ready
03

Photography

Most buyers meet your home online first. Your listing launches with professional photos shot after prep, like these from our listings on Skyler Way in Norman.

Marketing

Your home goes on the MLS, which shares it with major home search sites, and then we put it in front of buyers directly.

  • A dedicated property website, like skylerway.com for our Norman listings, with photos, details, and a payment calculator
  • Social media posts and paid ads, run under Facebook’s housing ad rules
  • Open houses promoted ahead of time
  • Email to buyers and agents in our network
05

Negotiation

The highest price isn’t always the best offer. We compare every offer side by side, including financing, closing costs, inspection terms, appraisal risk, and timing, so you can see your likely net.

  • An offer comparison with estimated net proceeds
  • Clear explanations of VA and FHA offers, including their appraisal requirements
  • Steady handling of inspection and appraisal negotiations through closing

Seller Questions

What sellers ask us

How accurate are online home value estimates?

They’re a starting point. Automated estimates can’t see condition, updates, layout, or lot details, and they can miss the most relevant recent sales. A comparative market analysis starts with the sales most like your home and explains each difference.

Should I renovate before I sell?

Usually not in a big way. Repairs, cleaning, paint, and small fixes often matter more than a remodel, and renovation costs don’t always come back in the sale price. We’ll help you decide room by room.

How long will it take to sell?

It depends on price, condition, location, and what else is for sale. We’ll show you how long similar homes took to go under contract and set a date to review results together.

What does it cost to sell?

Common costs include brokerage compensation, title and closing fees, your share of prorated taxes, any repairs you agree to, and any concessions you offer. Brokerage compensation is negotiable. We’ll give you an estimated net sheet before you list and again with every offer.

Should I accept a VA or FHA offer?

Often, yes. These buyers are well qualified, and their appraisals check that the home meets basic property standards. We explain what that means for your home before you decide, so there are no surprises.

Can I buy and sell at the same time?

Yes. We plan the timing with you and your lender, whether you sell first, buy first, or line up both closings.
